Local Land Charges Search

Important information

Our computerised records of planning refusals and planning withdrawn applications does not extend back before January 2006 and building regulation information does not extend back before 2012. Therefore we will not be able to provide this information on any of our searches.

Our full local authority search will provide planning refusals and planning withdrawn applications from 2006 onwards and building regulation information from 2012 onwards. We provide a full Local Land Charges (LLC) Register which includes all conditional planning approvals from 1974. LLC1 only requests will only include the Land Charges Register and no Con 29 information.

If you require details of planning withdrawn and refused applications pre 2006 and building control applications prior to 2012 please  request this information under Freedom of Information using the link below.  The Council will respond within the statutory time limits.  It would be helpful if a single request for a single property can be made identifying both planning and building control information that is required, to avoid making multiple requests.

Please note that in line with Government guidance, building regulations application information need only be retained for 15 years.  The Council cannot guarantee that information older than this will be available.

The Council does not hold certificates or notices in respect of work carried out under a competent person self-certification scheme.  If any such work has been carried out on site under such a scheme, the owner or occupier of the property are responsible for the provision of any such certificate

What is a Local Land Charges search?

A Local Land Charges Search forms part of the conveyancing process and is carried out to ascertain if there are any matters affecting the property or land, which a prospective purchaser should be aware of. It is designed to protect potential purchasers of property and will tell them about agreements and restrictions which might affect their decision to go ahead with the purchase. We offer a full, authenticated and guaranteed Local Authority Search.

The first part of the search – the LLC1 form - will reveal all the charges registered against the property, for example: Conditional Planning Permissions; Smoke Control Orders; and Tree Preservation Orders. These charges are binding on successive owners of the property or land.

The second part of the search – the CON29 form - will provide other relevant information which is held by the various divisions of the Council such as Local Plan information, road adoptions, nearby road schemes and Notices etc. under the Planning Acts.
