Personal Search Appointments (Land Charges)

Anyone can make a request to carry out a Personal Search. However, they should be prepared and competent to carry out a search and interpret the local authority records without assistance from local authority staff. There is no fee payable for Personal Searches.

We offer no compensation for Personal Searches. 

Requests for an appointment should be emailed to: personal.searches@wyreforestdc.gov.uk 

We allow up to 6 addresses per request and we will reply by email with an extract of the Local Land Charges Register within our standard turnaround times of 10 working days.

Please provide a full postal address including postcode. We do not require plans and we will NOT check any plans you do send. If you require a member of staff to check your plan against our Register you will need to submit an LLC1 Search. The exception to this will be those addresses that we are unable to locate or parcels of land for which we may need to request a plan for location purposes only.

We provide an extract of the Local Land Charges Register which includes all conditional planning approvals from 1974. Please note that we do not reveal planning approvals prior to 1974.

PLANNING AND BUILDING CONTROL

 

PLANNING

Details of planning applications and decisions from 2006, including the decision notice, can be viewed on our website http://www.wyreforest.gov.uk/planning-and-buildings/view-or-comment-on-a-planning-application.aspx Please note that all conditional planning approvals from 1974 are registered and will be revealed in the Local Land Charges Register.

 

For planning records that are not available online, a request under the Freedom of Information Act may be made https://www.wyreforestdc.gov.uk/the-council/transparency-and-freedom-of-information/freedom-of-information.aspx  The Council will respond within the statutory time limits.  It would be helpful if a single request for a single property can be made identifying both planning and building control information that is required, to avoid making multiple requests.

 

Requests for copies of planning applications will need to be made in writing to tsu@wyreforestdc.gov.uk and include the relevant reference number and the exact documents that are required.  Any copies provided will incur a fee in line with Council’s adopted Fees and Charges.

BUILDING CONTROL

Building regulations information for Wyre Forest District Council is available from 1 January 2012 by using the public access web search which can be located at: https://publicaccess.bromsgroveandredditch.gov.uk/online-applications/

Simply select “building control” from the search drop down box at the top of the page then enter the first line of the address.

 

With regards to the historic building regulation records up to 2011, should the owner(s) of the property not have details of the building control application references, a request under the Freedom of Information Act may be made.  https://www.wyreforestdc.gov.uk/the-council/transparency-and-freedom-of-information/freedom-of-information.aspx The Council will respond within the statutory time limits.  It would be helpful if a single request for a single property can be made identifying both planning and building control information that is required, to avoid making multiple requests.

 

Please note that in line with Government guidance, building regulations application information need only be retained for 15 years.  The Council cannot guarantee that information older than this will be available.

 

The Council does not hold certificates or notices in respect of work carried out under a competent person self-certification scheme.  If any such work has been carried out on site under such a scheme, the owner or occupier of the property are responsible for the provision of any such certificate.

 

Copies of building regulation information are only available to building owners or their appointed agents and at the discretion of the local authority.  Evidence to prove ownership may be required.  Copies will incur a fee and the relevant reference number must be provided.
