Construction_VehicleExemptions

The following works are currently exempt from Building Regulations:

  • Detached single storey buildings which do not contain sleeping accommodation, are less than 30m² and are situated more than one metre from the boundary of its curtilage, or,
  • Detached single storey buildings which do not contain sleeping accommodation, are less than 30m² and are constructed of non-combustible materials, or
  • A detached building less than 15m² which contains no sleeping accommodation, and
  • Extensions to buildings at ground floor level to provide a conservatory, porch, covered yard or covered way and car ports (which must be open on at least two sides), all of which must have a floor area which does not exceed 30m² provided that the glazing satisfies the requirements of approved document N Glazing – Safety
  • The replacement of windows, electrical works, new boilers etc provided those works are undertaken by a person formally registered as a 'competent person' to undertake such works. Please call us for more information.
