Introduction
Welcome to the Wyre Forest District Council Local Land Charges
Section. We aim to provide you with a guide to Searches, fees and
other relevant information regarding the Local Land Charges search
process. We are a small section of one full time and two part time
staff located within Legal Services and we process approximately
2,600 searches each year.
What is a Local Land Charges Search?
The Local Land Charges Section maintains the statutory Local
Land Charges Register. It also collates information from various
other Council divisions to enable the completion of a Local Land
Charges Search.
A Local Land Charges Search forms part of the conveyancing process
and is carried out to ascertain if there are any matters affecting
the property or land which a prospective purchaser should be aware
of. It is designed to protect potential purchasers of property and
will tell them about agreements and restrictions which might affect
their decision to go ahead with the purchase. We offer a full,
authenticated and guaranteed Local Authority Search within one
working day of receipt of application.
- The first part of the search – the LLC1 form - will reveal all
the charges registered against the property, for example:
Conditional Planning Permissions; Smoke Control Orders; and Tree
Preservation Orders. These charges are binding on successive owners
of the property or land.
- The second part of the search – the CON29 form - will provide
other relevant information which is held by the various divisions
of the Council such as Local Plan information, road adoptions,
nearby road schemes and Notices etc. under the Planning Acts.
To cut down on paperwork and make it easier for people to
submit their own searches Wyre Forest Land Charges have created a
Quick Search Form. This is a shortened version of the LLC1 and
Con29 (2007 Edition) forms and contains all the information you
require to complete a Local Authority Search. Con29 Optional
enquiries are available to select on the form if required.

What are the Fees involved?
The required search fees for both Residential and
Commercial Searches from 1st April
2012 are as follows:

A standard search comes with the assurance and insurance that
all responses have been investigated and authenticated by the Local
Authority and signed by the Proper Officer.
Search Turnaround Time
Searches are returned within one working day following receipt.
Please include your email address on your application as all search
results are returned by email.
Copy Documents
From 2006, all planning
applications and decisions are available on our Online Planning
Applications Webpage. Planning applications prior to 2006 can
be viewed free of charge at our Planning Department otherwise
paper copies can be obtained at a charge of £15.00 per
